What Is Waterfront?

In Naples, the term “waterfront” goes beyond the obvious. Unlike Florida’s East Coast, Naples does not have an extensive inland waterway system. Originally, Mother Nature determined what would be waterfront property. Gulf-front does not necessarily mean beachfront. Bay-front and/or canal-front may not necessarily guarantee easy gulf access. Sally's Recommendations for Waterfront Dining 

Gulf Front
Naples offers a stretch of beach over 14 miles long. Naples was the last nice relatively undeveloped place in Florida when the boom hit, and its location, once its drawback, saved it from the over development witnessed on the other coast. Hence, the beachfront of Old Naples continues to be dotted with homes and more recently mansions. 

Not until the early 60’s did condominium development start to evolve along the beach. Hence, Naples was spared losing it’s beach front to the imposing wall of high-rise development. The first wave of condo development took place north of Old Naples and south of Doctor’s Pass along Gulf Shore Boulevard North. Condominium development continued north of Doctor’s Pass and north of Vanderbilt Beach Road. The newer beachfront condo properties have been carefully planned to avoid density and to create park-like space between buildings that supports the sub-tropical flora that is unique to Naples. 

The high rises of Pelican Bay are considered gulf-front but not beachfront. It is buffered to the west by protected mangroves, estuaries, and bays leading to Clam Pass. Residential access to the beach is by an extensive tram system through this lush natural setting. The Pelican Bay beach is anchored by two private beach clubs with a mile of unspoiled beach in between. Within Pelican Bay to the north, lies the exclusive enclave of Bay Colony – a gated community of new beachfront mansions built in the Mizner tradition along with a sprinkling of luxury high-rise condominiums. 

Bay Front
The most desirable address in Naples is Port Royal, and Port Royal commands bay front estates along Naples Bay. North of Port Royal is Aqualane Shores that has fewer single-family properties along Naples Bay. Across Naples Bay is Royal Harbor and Windstar. Closer to town, a variety of condominium properties offering boating features have become available. North of Old Naples more Bayfront properties can be found along Moorings Bay and Venetian Bay with Gulf access through Doctors Pass. There are bay front condominiums, co-ops and a variety of tidy single-family homes. Vanderbilt Bay accesses the Gulf through Wiggins Pass. Along with older condo and single-family properties, this area is the focal point for new luxury condominium development. Wide water, coupled with no bridges between boat dock and gulf access, will support larger luxury boats. These properties are at a premium. 

Canal Front
Finger canals run from each of the above bays. The water views are “tighter” and the lots smaller.

River Front
Some single-family and condominium properties are tucked back along the Gordon River and Haldemann Creek. Gulf access can be dependent upon the tides.

Lake Front
In Old Naples, several small hidden lakes can be found with tidy homes surrounding them – these properties are often just several blocks from the Beach. However, Naples enjoys the luxury of planned current expansion. A variety of new communities have been developed to the east. Many of these communities are golf course communities – and what’s a golf course without water? Lots of water. But, if golf isn’t your thing, many communities developed away from the beach have been planned around either a single lake or series of man-made canals and lakes. These bodies of water support a myriad of birds and wildlife. Best of all, no flood insurance is required.
